Sign permits in Gainesville and Alachua County

The order that saves you money: find out which authority you answer to, find out what that authority allows, and only then decide how big the sign is going to be.

Sign codes change. Treat this as orientation, not legal advice, and confirm current requirements with the authority that has jurisdiction over your address before you commit to a size.

First, find out who has jurisdiction

A Gainesville mailing address does not mean you are inside city limits. Plenty of businesses on the edges of town are in unincorporated Alachua County, and the two have different sign regulations and different departments.

Neighbouring municipalities, Alachua, Newberry, High Springs, Archer and the rest, each run their own. If you are in a plaza, there may also be a private sign criteria document from the landlord that is stricter than the code.

What the code will care about

Total sign area allowed for your parcel, usually tied to road frontage or building frontage. Maximum height for freestanding signs. Setback from the property line and from the right of way. How many signs you may have. Whether illumination is allowed and how bright. Special rules in overlay and historic districts.

These interact. The tallest sign you may build is often not the largest, and the largest allowed is often not the most legible once you account for setback.

Temporary banners are regulated too

Grand opening and promotional banners commonly have their own permit, a size cap and a time limit measured in days per year. It is a small thing that turns into a code enforcement letter when a banner stays up all season.

Practical order of operations

Confirm your jurisdiction by address. Ask the planning or building department what your parcel allows. If you lease, get written landlord approval and a copy of any centre sign criteria. Then have the sign designed to those limits, submit drawings, and schedule fabrication around the approval rather than ahead of it.

What happens if I install a sign without a permit?

Typically a code enforcement notice, and in the worst case removal at your expense plus fines. A sign built to an illegal size cannot usually be trimmed into compliance.

Do I need a permit to replace an existing sign face?

Sometimes a like-for-like face change is treated differently from a new sign, and sometimes it is not. It depends on jurisdiction and on whether anything about the structure or size changes. Ask before assuming.
